Rental Applications are subject to the following fees:
Referencing & Tenancy Set Up Fees:
1st Applicant £210 inc VAT*
2nd & Subsequent Applicants £90 inc VAT * per person
Guarantor £120 inc VAT* per person
Holding Deposit Payable:
The holding deposit payable works on a sliding scale depending on the monthly rental of the property as follows:
Rental Guide under £1,000 pcm: £250 deposit
Rental Guide between £1,000 to £2,000 pcm: £500 deposit
Rental Guide over £2,000 pcm: £1,000 deposit
On the basis that the Tenancy proceeds, the holding deposit will be credited towards the security deposit on the property.
The holding deposit will NOT be refunded If the tenancy fails to progress due to one or any of the following:
• If we have not received the completed referencing forms within FIVE working days from receipt of the above payment;
• The receipt of unsatisfactory references;
• You decide to withdraw your application;
• You are unable to commit to the agreed move in date
(Please note that this payment in advance does not constitute a tenancy or offer of a tenancy but is proof of your serious intention to proceed)
The following monies are payable at the point of signing the tenancy agreement:
• First months rent in advance
• Balance of security deposit
• Inventory/check-in fee (10% of the monthly rent plus VAT & subject to a minimum fee of £70 plus VAT)

You should be aware that the need for a Guarantor may not become apparent until your referencing, (including for any joint tenants) has been completed, therefore guarantor referencing fee(s) will only become payable should a guarantor be required.
Please ask us to explain these to you, once we know your circumstances and how many tenants are applying for the property you are interested in, we can confirm the fees that will become payable.
Letting Only Service
Our standard fee for non-managed letting is at 8% plus VAT of the annual rental and will be charged out of the first month’s rent proceeds (with any excess charge after VAT over the rent proceeds being payable by the Landlord).
Letting & Rent Collection
Our standard fee for the Letting & Rent Collection Service is 10% plus VAT of the monthly rent charged on a month-by-month basis through the Tenancy/any extensions with the same tenant.
Fully Managed Letting
Our standard fee for this service is 13% plus VAT of the monthly rental amount and which fee will be charged on a month-by-month basis through the Tenancy/any extensions with the same tenant.
Annual Renewals for Non-Managed Properties
When a ‘non-managed’ tenancy comes to an end and the parties wish to extend for another term, we will confirm the extension and any alterations to the terms, including any rental increase and as well as undertaking a periodic inspection and report of the property, re-register the deposit and so forth and with copies of documents being provided to you. Our fee for this renewal service will be billed to the Landlord on the following basis:
- for properties let at up to £1,000 p.c.m: £300 inc VAT*
- for properties let at £1,000 p.c.m. and up to £1,500 p.c.m: £360 inc VAT*
- for properties let at £1,500 p.c.m. and up to £2,000 p.c.m: £390 plus VAT*
- for properties let at £2,000 p.c.m. and over: £420 inc VAT*.
